What areas do you cover and what properties do you let?

We sell, rent and manage properties throughout Leeds and the surrounding areas. From city centre apartments, family homes, small terraces to vast detached properties, we sell and let a range of quality homes.

 

When can I view the property?

We can arrange viewings from Monday to Saturday 9 am to 7 pm.  We understand that people live busy lives and sometimes these times are not suitable for them. That’s why we will try to organise a time that suits you – even if it’s not in the usual viewings times. All viewings are appointment only.

 

Who will conduct the viewings?

A member of our trained rental team will meet you at the property and accompany you around the viewing.

 

What are your fees?

Unlike other estate agents, all our fees are transparent so when we say a certain price, we mean it. Our fee structure is simple. Each Application = £95, Guarantor = £95, Renewal of tenancy = £35, Exit inventory of property = £45, Reference = £25.

 

Where will my deposit be held?

Where a property is being managed by Cassini Properties, your deposit will be held with the Deposit Protection Service.

What reference and ID will I need?

Each applicant will be required to present two valid forms of identification – one photo ID such as a valid passport or valid driving licence and the second ID a utility bill, which is less than 3 months old.

 

Will I need a guarantor?

Occasionally tenants may need a guarantor to support their application. This may be because it’s their first time renting or their income is lower than required. Once we have received the application form, we will discuss further as each application will differ.

 

Who is responsible for Council Tax and Utility Bills?

The tenant(s) will be responsible for the Council Tax and all bills.

 

What is the length of the original tenancy?

The original tenancy offered will be for either six or 12 months. After this time, you may extend the tenancy.

 

Do I need insurance?

Yes. Along with covering your own contents, accidental damage to the landlord’s contents, building and fixtures and fittings should be covered by tenant(s) insurance.

 

How do I report an issue?

Where the property is under the management of Cassini Properties, tenants can report any faults/emergencies by calling the office on 0113 249 7313.  For faults and emergencies out of office hours, please call 0113 249 7313 and follow the instructions that are on the messaging system.
