Marketing

As part of our comprehensive marketing package we will arrange for our branded “for sale” sign to be erected at your property, a brochure will be prepared and your property will be advertised in our office. Rest assured, we won’t just leave it at that!

With our comprehensive marketing package for your property we reach the wider audience via property portals such as Rightmove, Globrix, Zoopla, Property Finder; amongst many other portals that we use. Solicitors

To sell your property you will need a Solicitor, choosing the wrong solicitor can be stressfully and costly. Cassini Properties work closely with a number of efficient and experienced solicitors that specialise in conveyancing.

We would be happy to recommend a solicitor from this panel to act on your behalf.


Presenting your property

As part of our property appraisal we will suggest any works that may need addressing and information on how to make your property more appeal to buyers.

Even we need a little help at times, we appreciate that homes are our homes and will be lived in, but a simple de-clutter can help sell your property.


Viewings

All viewings are accompanied and by “appointment only”. We will endeavor to arrange a convenient time for viewings.

For flexibility, viewing times are:

9.00am to 7.00pm Monday to Friday
9.00am to 4.00pm Saturday

First impressions count, so we always let you know in advance when we will be conducting our accompanied viewings with interested parties so you can make sure that your property is presented at its best. We will provide feedback on all viewings conducted.


Offers received

We will advise you of any offers received and submit these in writing to you along with any proposed conditions.

For any offers, we will ask proof of a mortgage in principle to help support the offer.
Any offer agreed on a property will be subject to contract, and is not legally until exchange of contracts


Offer agreed

Once an offer has been agreed we will proceed to:

  • Write to all parties to confirm the agreed price along with any conditions.
  • Prepare a memorandum of sale

At this stage we will require you to:

  • Confirm your solicitor details.

In addition you will need to instruct your Solicitor to proceed with the sale of the property.

You should be aware that although this stage is commonly referred to as 'sale agreed', this is subject to contract’. The terms are not legally binding (England and Wales) until the contracts have been signed and exchanged.


Conveyancing

During the conveyancing stage we will assist your appointed solicitor throughout this process, keeping you informed every step of the way.

In the conveyancing process your appointed Solicitor will:

  • Raise and take forward any enquiries from the draft contract that they submit
  • Ensure that a copy of the HIP is sent to the buyers solicitor.
  • Make reference to the sellers Home Information Pack that will be provided to them
  • Agree the date for exchange of contracts

The terms are not legally binding (England and Wales) until the contracts have been signed and exchanged.


Survey and mortgage offer

The buyers appointed mortgage lender will need to arrange for a survey to be carried out on the respective property be sold to advise on the property’s value and to identify any structural issues.

Once the mortgage offer is completed then the exchange of contracts can take place.


Exchange

Once all the enquiries have been confirmed and agreed, the exchange of contracts occurs. A completion date is agreed between both parties before contracts are exchanged.

Once the contracts have been signed by both the buyer and seller, the transaction becomes legally binding for both the seller and buyer.

It is at this point of the exchange of contracts when the agreed deposit of the purchase price of the property will be transferred from buyers solicitor to the seller’s solicitors.


Completion

On the agreed completion date, once the remainder of the funds have been transferred from the buyer’s solicitors to your solicitor’s account and cleared, the sales transaction is complete and keys will be collected by the buyer from our office.
