Before you can take advantage of this competitive comprehensive marketing package, we need to arrange a free property appraisal. To arrange your free property appraisal;

As part of our free property appraisal we will;

  • Advise of the best price to market your property
  • Explain our comprehensive marketing package in detail
  • Discuss our simple competitive rates
  • Discuss Energy Performance Certificate (EPC)
  • Advise of the process of preparing your property brochure
  • Confirm that all regulatory documents are in place

What type of service is best for you?

We offer both a Find Only Service and a Managed Service for your property.

For both these services we provide the following as standard:

  • A comprehensive marketing package
  • Accompanied viewings
  • Vet and credit check in going tenants
  • Tenancies drawn up and taken forward
  • Rent Guarantee policy available
  • No Let, No Fee

Marketing

As part of our comprehensive marketing package we will arrange for our branded “to let” sign to be erected at your property, a brochure will be prepared and your property will be advertised in our office. Rest assured, we won’t just leave it at that!

With our comprehensive marketing package for your property we reach the wider audience via property portals such as Rightmove, Globrix, Zoopla, Property Finder; amongst many other portals that we use. Presenting your property

As part of our property appraisal we will suggest any works that may need addressing and information on how to make your property more appealing.

Even we need a little help at times, we appreciate that homes are our homes and will be lived in, but a simple de-clutter can help rent you property.

Viewings

All viewings are accompanied and by “appointment only”. We will endeavor to arrange a convenient time for viewings.

For flexibility, viewing times are:

9.00am to 7.00pm Monday to Friday
9.00am to 4.00pm Saturday

First impressions count, so we always let you or your current tenants know in advance when we will be conducting our accompanied viewings with interested parties so you can make sure that your property is presented at its best. We will provide feedback on viewings conducted

Offers received

We will advise you of any offers received and submit these in writing to you along with any proposed conditions.

For any offers, the potential tenants will be required to complete an application form and provide us with ID at the initial stage. We will then review the application with you before taking the application further.

Offer agreed

Once an offer has been agreed we will proceed to:

  • Carry out credit checks
  • Carry out reference checks with current employers and current Landlords
  • Collect the balance of the first months rent and the deposit for the tenancy

Properties are only secured when all tenants have been successfully referenced and credit checked, a month's rent and bond have been paid in cleared funds, and all parties have signed a contract.

Completion

Upon completion we will provide the tenants with:

  • A set of keys
  • Copy of tenancies and invoices
  • Details of contact numbers for any emergencies and issues that may arise

Where cassini properties are managing the rented property, we will:

  • Provide the tenant (s) with a copy of an inventory
  • Provide the tenant (s) with an “Out of Hours” number so that they can contact us in case of any emergency
  • We will arrange for the deposit to be held with”The Deposit Protection Service”. Further details can be found at www.depositprotection.com
